We prefer to purchase mobile home parks that:
35 or more spaces. No maximum size limit, we’ve purchased parks up to 500 pads.
Park-owned mobile homes are OK
Prefer properties with city water and city sewer, although will consider parks with well and septic/packaging plants/etc.
Parks that need infrastructure repairs/upgrades (roads, pipes, etc.) are OK
Turnaround projects that need new management and have high vacancy properties are OK
Utility and Infrastructure issues are not a problem for us
We pay them. Rates vary depending on quality and pricing of the property.
We are not looking for properties that are priced based on pro-forma earnings or properties that are priced for redevelopment into hotels, shopping malls, etc. We intend to operate the MHPs as they are and continue to provide affordable housing to the communities we serve.
