Park Avenue Partners Fund 1, LLC acquired Desert Oasis December 4th, 2019 in an off-market transaction. It is an all-ages community of 111 pads (78 MH, 33RV) on all-city utilities and is 95% occupied. 100% of the homes and RVs are resident-owned. We paid an 8% cap. rate, and the property came with an additional 10 acres of vacant land we may develop or sell off. The nearest Super Walmart is 1.2 miles away, and the City is constructing a highway that will bring more traffic toward our park (Eastern El Paso). Our plans for the property are to bump rents 15% - 20% over the next few years, infill the few vacant pads, and bill for water.
