Who I Am

I’m a family man and an entrepreneur.  My partnerships operate and improve mobile home parks nationwide to expand the supply of affordable housing.  I’ve been in this business since 2007, and have grown to become one of America’s 50 largest owners of mobile home parks.

Job Description

Your primary goal will be to help me get more hours out of every day. Your efforts will contribute to our mission to earn a good financial return for our investors and expand the supply of safe, family-friendly affordable housing for lower-income Americans.  You will work remotely.  We will meet online and be in contact via email, text, etc. as needed.

Tasks will include:

  • Become our partnership’s expert on our numbers - you’ll know them better than anyone in our organization.  Your work will help us make better decisions and know where to focus management attention

  • Prepare budgets for all our properties by reviewing historical actual operating P&Ls, and talking with the rest of us to understand our expansion plans, and then modeling that into the numbers

  • Upload a few key figures into ninety.io (our EOS software) every week to help us track our performance

  • Prepare budget-actual-difference (BAD) analyses every month to help us understand which properties are above plan and which are below plan and why.  You’ll speak with the managers to get additional ‘color’ on the financial performance

  • Your P&Ls will become part of our quarterly investor reports.  You may be asked to help prepare more of those reports than just uploading your spreadsheets

  • Perform other financial analysis as needed.  For instance you might be asked to analyze profitability by geography, or look more in depth at a particular property’s expense structure over time

  • Assist with financial modeling for property acquisitions.  Perform financial research (review and verify previous financial performance by reviewing bank statements, utility bills, historical rent collections, etc.)

Requirements

  • 2+ years of prior successful financial analysis experience, ideally in real estate

  • Experience in management consulting or investment banking a big plus

  • Demonstrated ability to work remotely

  • Attention to detail, pride in doing things the right way

  • Skilled at working in Pages, Numbers, Keynote (preferred) or Word, Excel, and PowerPoint are OK 

  • Skill working with RentManager (or other rent accounting solution) a big plus

  • Must be able to meet deadlines in a fast-paced quickly changing environment

  • Ability to think independently and deal with ambiguity

  • Strong verbal and written skills

Compensation, Hours

  • Compensation is DOE

  • Work from home, probably 5 - 10 hours/week

  • Hours will likely increase as we grow.  This will be an independent contractor / 1099 relationship
