Regional Asset Manager 

Park Avenue Partners is a rapidly growing well-funded owner/operator of manufactured housing communities nationwide.  It is our mission to expand the supply of affordable housing for deserving lower-income Americans.  We are hiring an Asset Manager to oversee our expanding portfolio of properties.  Our Asset Manager position will be based in the comfort of your own home.

The Asset Manager is an integral member of our team.  You will be responsible for each property’s financial performance, operations, and staffing.  You will manage on-site Community Managers, and will be able to hire your own team as we grow.  We work together to achieve our mission and operational and financial goals.

Primary Responsibilities include: 

  • LMA - Lead, Manage and hold on site property managers Accountable for maintaining and improving our properties

  • Develop and execute business plans for each property. Communicate goals to on-site Community Managers and insure they are tracking toward achieving goals. Communicate upward early when goals will not be met. We’ll work together to find a path to success

  • Manage properties to meet or exceed budget by hiring, training, and motivating Community Managers

  • Establish and manage vendor relationships.  Train Community Managers to manage vendors.  Achieve balance between timeliness, best-quality work, and best price

  • Present monthly financial results.  Understand and explain variances and continuously work to improve revenues and reduce expenses 

  • Hire on-site Community Managers to help you achieve your goals (collect rents, meet or exceed financial plan, improve occupancy, maintain curb appeal)

  • Recommend strategies for maximizing value of each asset.  We have budget for CAPEX.  We can improve policies/procedures with your input.  We are a team working together 

  • Conduct on-site visits as needed (likely quarterly)

  • Be proactive about improving properties that are below plan.  Communicate upward what the problems are.  We’ll brainstorm together

  • Provide input on the acquisition of new properties. You may be involved in some due diligence and budgeting

  • Think about opportunities to increase revenue and reduce expenses (new vendors, utility meter installations, different insurance)

  • Manage relationships with local government agencies (protest tax increases, respond to notices, apply for variances, etc.)

  • Participate in investor and lender conference calls

Qualifications include: 

  • Undergraduate degree, ideally in business

  • 3+ years of relevant experience managing real estate and hiring/training/leading teams

  • Willingness to travel for site visits and acquisition due diligence

  • Excellent written and verbal communication skills, and the ability to work well in a team environment as well as independently

  • Strong organizational skills and proven self-starter

  • Attention to detail and strong analytical skills

Job Type: Full-time

Salary: Based on Experience, but likely a base of $70,000+/- and $20,000+/- in bonus; total compensation around $90,000 annually. If your experience warrants more pay, please make your case to us by documenting the results you have delivered previously.

Experience:

  • Asset Management: 3 years (Required)

Education:

  • Bachelor's (preferred, and ideally in business)
